Cleaning to a Closing Date

Listing-Ready Cleaning

A clean house photographs better and shows better, and the difference is not subtle. Buyers notice the shower door, the inside of the microwave and the smudges on the patio glass, even when they could not tell you afterwards what made the house feel cared for.

A listing clean goes further than a maintenance clean on exactly the things a buyer inspects: glass, chrome, grout, appliance interiors, baseboards, light fixtures and every surface at eye level.

Move-Out and Turnover Cleaning

Once the furniture is gone, everything that was hidden is visible. Marks behind the couch, dust on top of the cabinets, the inside of every empty drawer and closet. A turnover clean covers the whole property empty, which is the only time it can be done properly.

New Construction Cleanup

A finished build is not a clean build. Drywall dust gets into everything and keeps reappearing for weeks. Stickers stay on appliances and windows, there is grout haze on the tile, and there are paint flecks on the floors and fixtures.

Post-construction cleaning is a different job from housekeeping, done in passes: the bulk debris and dust first, then detail work on windows, fixtures and floors, then a final pass once the dust that was still airborne has settled.

Working with Agents and Property Managers

Agents and managers send us their properties repeatedly because we treat the date as fixed and we do not need the process explained every time. Give us the address, the access arrangement and the deadline, and we handle the rest. If a property is in worse shape than described, we call before starting rather than after.

We work from lockboxes, codes and manager keys, and we are used to properties where nobody will be present. Most of our real estate work happens in empty houses with no one to ask, so the brief needs to be right at the start, and we will ask the questions that get it right.

Occupied Listings

Selling while living in the house is harder. The property has to look show-ready on short notice, repeatedly, while a family keeps using it. For those, a recurring clean timed to the showing schedule works better than a single big clean at the start, and we schedule around the calendar you are working to.

For an occupied listing, a repeating visit usually beats one big clean. Tell us which rooms the photographs will feature and we will weight the time accordingly. Kitchens and bathrooms carry the listing, and buyers look at glass, grout and appliance fronts before they look at anything else.

What We Need to Know to Quote

Square footage, the number of bathrooms, whether the property is occupied or empty, whether it is furnished, and the date it has to be ready. For a post-construction clean, tell us what stage the build is at and whether the trades are finished, because cleaning before the last of them leaves means doing it twice.

We will give you a firm number for the property rather than a range. If a house needs more than a standard turnover, we say so when we quote it, not after we have started.
