Cleaning an Empty House Properly

Move-out cleaning is done on an empty property, which is both harder and easier than cleaning an occupied one. Harder because everything hidden for years is now exposed. Easier because nothing is in the way, so the job can actually be finished.

DomesticAide cleans move-outs and move-ins across the Tulsa metro for renters, homeowners, landlords and property managers, alongside listing and turnover work for agents.

Move-Out Cleaning for Renters

A move-out clean is usually about a deposit. Landlords inspect the places tenants forget: inside the oven, inside and behind the refrigerator, inside cabinets and drawers, the tracks of sliding doors, blinds, baseboards, and the marks left behind furniture.

We clean the property empty, top to bottom, including appliance interiors and every cabinet and closet. The checklist landlords actually use sets out what gets inspected. If your lease has a specific requirement, tell us and we will work to it.

Move-In Cleaning

A house is rarely as clean as it looks on handover day, and it is never cleaner than the moment before your furniture arrives. That is the one chance to clean every shelf, every drawer interior, every closet and the whole floor with nothing on it.

It matters more if the previous occupants had pets, if the house sat empty a while, or if anyone in the family has allergies. Starting in a house that is genuinely clean rather than tidied is worth the one visit.

For Landlords and Property Managers

Turnovers run to a date, and an empty unit is lost income. Give us the address, the access and the deadline and we clean it to move-in ready. We work regularly with Tulsa property managers on exactly this.

What Gets Cleaned That Never Gets Cleaned Otherwise

Inside every kitchen and bathroom cabinet, and inside every drawer. The inside of the oven, the refrigerator and the freezer, and the floor and wall behind the refrigerator. Inside closets, including the shelf above the rail and the door tracks. Window sills, tracks and interior glass. Baseboards along every wall, which furniture has been hiding for years.

Light fixtures, ceiling fan blades, switch plates and door frames. The laundry area, including behind and under the machines where they can be moved safely. None of these are reachable in an occupied house, which is why an empty property is the one chance to do them properly.

New Build Handovers

A newly finished house is not a clean house. Drywall dust settles for weeks, there are stickers on the appliances and windows, grout haze on the tile and paint flecks on the fixtures. A move-in clean on a new build is really a post-construction clean and takes longer than one on a resale property. Tell us it is new construction when you book.

Booking Around the Move

Book the clean for after the last box is out and before the walkthrough. For a move-in, book it for after closing and before the movers. Both windows are tight, so tell us the dates when you call and we will schedule around them.

Moving weeks slip constantly, and we know that. If the date moves, call the office and we will move with it where we can. The earlier you tell us, the more likely we can hold a slot that still works.

Who Pays for What

On a sale, the move-out clean is normally the seller's and the move-in clean the buyer's, though plenty of buyers book their own regardless because they would rather see it done than take someone's word. On a rental, the move-out clean is the tenant's unless the lease says otherwise, and the turnover clean between tenants is the landlord's.

We are happy to bill whoever is arranging it. Tell us at the start who the invoice goes to, so a clean that has already happened does not turn into an awkward conversation between two parties who have both moved on.

FAQ

Common questions

Will a move-out clean help me get my deposit back?

It addresses the things landlords inspect: inside the oven, inside and behind the refrigerator, inside cabinets and drawers, sliding door tracks, blinds, baseboards and marks left behind furniture. If your lease sets a specific cleaning requirement, tell us and we will work to it.

When should I book the clean?

For a move-out, after the last box is gone and before the walkthrough. For a move-in, after closing and before the movers arrive. Both windows are tight, so give us the dates when you call.

Do you clean inside appliances?

Yes. On a move-out or move-in clean, appliance interiors are part of the job rather than an add-on.
